De kosten voor het kopen van een huis in Spanje zullen enigszins verschillen, afhankelijk van of het huis dat je koopt nieuw of tweedehands is. Ze zullen ook verschillen afhankelijk van het type woning, de regio, de waarde van de aankoop, de betalingsvoorwaarden, enz. De vastgoedexperts van Sundream Properties hebben alle kosten en belastingen hieronder gedetailleerd weergegeven. Wat zijn de kosten van het kopen van een huis in Spanje? Over het algemeen variëren de kosten van het kopen van een woning tussen 12-14% van de aankoopwaarde. Er zijn twee belangrijke redenen voor deze variatie. De eerste is de staat van het huis, of het nu nieuw of tweedehands is. De andere is het verschillende belastingbeleid dat door de verschillende autonome gemeenschappen in Spanje wordt toegepast. BTW De belasting is de grootste kostenpost na de prijs van de woning. In heel Spanje (behalve op het eiland Canaria) is de btw 10% als je een nieuw huis koopt om in te wonen. Een nieuw huis betekent dat je het huis rechtstreeks van het bouwbedrijf koopt. De btw op de aankoop van grond en bedrijfspanden is 21%. Als de parkeerplaats een aparte eigendomsakte heeft, bedraagt de btw 21% omdat het als commercieel wordt beschouwd. Overdrachtsbelasting (Impuesto sobre Transmisiones Patrimoniales - ITP) Als het gekochte onroerend goed tweedehands is, wordt de overdrachtsbelasting (ITP) toegepast, die meestal tussen de 7 en 10% ligt. Dit tarief kan variëren per autonome gemeenschap of afhankelijk van de waarde van het gekochte huis. Zegelrecht (Impuesto de Actos Jurídicos Documentados, AJD) De zegelrecht (bekend als AJD) wordt geheven op alle openbare akten en het tarief ligt over het algemeen rond de 1,2-1,5%. Het kan per autonome gemeenschap verschillen. Het is van toepassing op de verkoop van grond en nieuwe eigendommen. Advocaat Het verkrijgen van juridische bijstand bij het kopen van een woning is geen wettelijke verplichting. We raden je echter wel aan om dit te doen. We raden je ook aan om je advocaat een volmacht te geven om namens jou op te treden, zodat je niet in het land hoeft te blijven tijdens het hele aankoopproces. Op deze manier kan je advocaat de dingen coördineren die namens jou moeten gebeuren. De kosten van de advocaat kunnen variëren, afhankelijk van de hoeveelheid werk die gedaan moet worden en de complexiteit. Notaris Om een koopcontract te kunnen verwerken bij het Kadaster, moet het contract eerst worden opgesteld bij de notaris. De kosten van de notaris kunnen variëren afhankelijk van de waarde van de aankoop en de complexiteit van het werk. Kadaster De kosten voor het Kadaster bedragen over het algemeen ongeveer 750 euro, maar zijn afhankelijk van de aankoopwaarde van het onroerend goed. Een hypotheek gebruiken om een huis te kopen in Spanje: Naast alle kosten die hierboven zijn genoemd, zijn er nog enkele extra kosten in het geval van het gebruik van een hypothecaire lening. Bovendien zou het gebruik van een hypotheek de notariskosten verhogen. In het geval van een hypotheek worden de volgende kosten gemaakt: Taxatie De bank laat de woning altijd taxeren voor de hypotheek. Het taxatierapport is wettelijk verplicht en moet worden uitgevoerd door een geregistreerd taxatiebedrijf. Het rapport wordt gebruikt om de werkelijke waarde van het pand te bepalen en het leenbedrag is een bepaald percentage van deze waarde. De kosten zijn afhankelijk van het taxatiebedrijf en de aankoopwaarde, maar liggen meestal rond de 250-450 euro. Uitbetalingskosten Dit kan per bank verschillen. De commissiepercentages moeten zorgvuldig worden onderzocht. Provisies kunnen variëren van 0% tot 2%. De tarieven hier zijn alleen om een idee te geven van de kosten.
