Cambio de tercio en la compraventa de viviendas por parte de extranjeros. Aunque a principios de año empezaron a ganar terreno las nacionalidades extracomunitarias, con marroquíes, rumanos y chinos a la cabeza, ahora son los europeos los que vuelven a ganar peso en el mercado doméstico. Según los datos de los Registradores, en el tercer trimestre del año los principales compradores foráneos de vivienda en España fueron los británicos, los franceses, los alemanes y los belgas. En cambio, en el arranque del ejercicio los marroquíes eran la cuarta nacionalidad más destacada, mientras que los belgas estaban en sexta posición (por detrás de los rumanos). A excepción de los alemanes, que siguen perdiendo terreno, los británicos y los franceses van cogiendo impulso. En el caso de los compradores de Reino Unido, lo más destacado es que han dejado atrás el mínimo histórico del segundo trimestre, cuando representaron el 13,3% de las compraventas realizadas por extranjeros. Su peso actual sube al 14,27% y marca máximos del año, aunque sigue muy lejos del casi 38% que llegaron a representar en 2008. Por otro lado, los franceses copan el 8,38% de las operaciones protagonizadas por foráneos, marcando máximos desde 2017. Los belgas, por su parte, vuelven a copar seis de cada 100 transacciones, como viene siendo habitual desde que la crisis que tocó fondo, mientras que en el caso los italianos se observa un comportamiento estable, ya que su peso en el mercado se mantiene alrededor del 5% (en el tercer trimestre se situó en el 5,03%), en línea con los tres pasados ejercicios. Alemania, en cambio, está viviendo una situación diferente. La locomotora europea acaparó en verano el 6,6% de las operaciones, siendo el dato más bajo desde 2008. Aun así, es la tercera nacionalidad más destacada en la compraventa de casas por parte de extranjeros. Rumanía es el otro país europeo que pierde terreno y lo hace tras tocar máximos históricos: si a principios de año suponía un 6,12% de las operaciones, a cierre de septiembre retrocede hasta el 5,83%. De terminar el ejercicio en ese nivel, los rumanos firmarían su segundo mejor ejercicio en lo que a compraventa de viviendas se refiere desde 2006, cuando representaron el 5,98% del mercado. China es otra de las nacionalidades que se aleja de su récord. Si en el primer trimestre llegaron a protagonizar el 4,49% de las compras, ahora cae al 3,57%. Es la cifra más baja desde 2013, en el peor momento de la crisis económica e inmobiliaria. Los marroquíes siguen una evolución similar. Si en el arranque del ejercicio se quedaron cerca de los máximos precrisis (llegaron a superar el 7% en 2006), en verano perdieron terreno hasta quedarse en el 6,05%. Si mencionamos a expertos en marketing digital, redes sociales y web 2.0 en España y Latinoamérica debemos hablar de Juan Merodio, al que idealista/news ha entrevistado. Ponente habitual en congresos internacionales, profesor de las mejores escuelas de negocio, consultor de marketing digital de empresas a nivel internacional. Es responsable de Housale, agencia inmobiliaria, y director de marketing de Uxban, promotora enfocada en el diseño y promoción de viviendas de alto standing. Según sus palabras, basta con aplicar una serie de técnicas para que una inmobiliaria sea capaz de quitar el cartel de Se vende lo más pronto posible. De origen madrileño, ha vivido muchos años en Toronto (Canadá). ¿Qué modelo de negocio inmobiliario estás implantando en España en este momento? ¿en qué se diferencia del resto? Básicamente miramos la experiencia del usuario, debe ser una experiencia de usuario excelente. La persona debe recordar cómo le hicimos sentir, cuando mostramos la vivienda, cuidamos toda la parte del neuromarketing para las visitas. En nuestras agencias, de forma previa, el profesional que va a mostrar la vivienda la prepara, ponemos cierto tipo de música, utilizamos el marketing gastronómico (chocolate) y el marketing olfativo. Tenemos récord de ventas de viviendas por encima de un millón y medio de euros en dos meses y medio. En tus ponencias, dices que el neuromarketing es una técnica que se utiliza poco en el sector inmobiliario ¿Qué técnicas se pueden aplicar a la venta o el alquiler? Algo muy sencillo que pocos hacen es grabar un vídeo con el teléfono móvil de una forma cuidadosa, funciona muy bien. Nosotros lo hacemos con nuestra agencia Housale, tanto para venta como para alquiler. Cuando llega el posible comprador ve al profesional que estaba en el vídeo y esto es una técnica emocional, es cercanía. Una táctica similar que hemos utilizado en Canadá es jugar con animales. Se trata de preparar el home staging. Nosotros hicimos un vídeo deun minuto, con mi perrito Teddy en diferentes ambientes, para que hubiera una conexión emocional. Cuando la gente visitó la casa, veían al perro y le reconocían, son pequeños detalles que siempre ayudan y siempre evocan un sentimiento. Vendemos confianza porque es un producto que solo se compra una vez en la vida, por esta razón la confianza es básica y esto sólo se gana a través de los sentimientos y las personas. El olor de una casa, la luz, los sonidos, son sentimientos irracionales que influyen a la hora de comprar una casa. Desde el punto de vista del comprador, ¿qué debería tener en cuenta para comprar casa a buen precio en España? Lo primero a tener en cuenta es que debe saber quién está detrás, quién es la agencia inmobiliaria. Digo esto, porque estamos detectando estafas. Las gangas no existen, no hay que fiarse. Es muy importante hacer un estudio de mercado, analizar todo, hablar con las personas de la zona, ver muchas casas, tener mucha información y como siempre digo, hacerlo a través de un profesional inmobiliario. En España esta profesión esta devaluada, pero en EEUU y Canadá es una profesión que está legislada y regulada. El profesional inmobiliario es muy necesario y te puede ahorrar dinero y muchísimos problemas a la hora de comprar un piso, que es la compra más importante de tu vida. Desde el punto de vista de gestor de una agencia inmobiliaria ¿Qué herramientas son básicas para una buena gestión inmobiliaria? Reducir costes fijos y rapidez a la hora de tomar decisiones. Nosotros tenemos pocos costes fijos, para amoldarnos rápidamente al mercado, ya que la actividad inmobiliaria es cíclica y esto nos permite en épocas más complicadas poder cambiar. De hecho, nosotros nacimos en plena crisis inmobiliaria en España, Uxban nació hace cinco años y desde entonces no ha hecho más que crecer. Tomamos las decisiones muy rápido, tenemos un grupo de whatsapp entre los socios y sabemos que el tiempo es dinero. Muchas veces se demoran decisiones por temas de organigramas. Otro dato importante es probar nuevas cosas y no tener miedo a lo digital que te ofrece muchas más oportunidades. Cualquier gestor inmobiliario debería definir en una sola palabra qué es tu empresa, qué quieres transmitir, es complicada de responder, pero es necesaria. Seguramente se nos ocurren marcas como Coca Cola y lo asociamos con una palabra “felicidad”. A nivel inmobiliario lo mismo, hay que preguntarse qué te hace especial y diferente, porque los clientes van a adquirir una casa contigo y no con otra agencia. ¿Qué aportan las redes sociales a una agencia inmobiliaria? ¿cuáles son las más efectivas actualmente? Todo suma, para conseguir resultados necesitas las redes sociales, los portales... el sumatorio de todo, te dará mayor rentabilidad. Las redes sociales te permiten llegar a posibles clientes, hemos visto cómo estamos captando gente que quiere comprar o vender sus casas en canales como Facebook (perfil entre 15 o 45 años) Instagram tiene un público más joven, aunque cada vez es más conocido. En tu agencia inmobiliaria ¿Qué criterio seguís a la hora de gestionar las peticiones de posibles compradores de viviendas y cómo las distribuís? Funcionamos a pequeña escala. En Housale no hemos cumplido ni seis meses y hay dos agentes comerciales, trabajamos en microsegmentos de mercado. El reparto de 'leads' (el interés por una vivienda) lo hacemos básicamente por zonas, hacemos un filtro para no hacer perder el tiempo al agente comercial. A veces, los propietarios nos dan ciertas directrices de las personas que quieren que compren o alquilen esa vivienda, y nosotros hacemos prefiltros para el propietario y para nosotros mismos. Calidad sobre cantidad. Hay un estudio que dice que alrededor del 70% de personas que se interesan por una propiedad, se quedan sin responder. En mis consultorías muestro cómo establecer procesos, protocolos para gestionar las peticiones de posibles compradores y a automatizar el marketing y la inteligencia artificial para ganar tiempo. Es muy importante formar a nuestros equipos, hay que invertir en la formación de nuestros asesores comerciales para no perder dinero y generar la confianza con el cliente. ¿Qué importancia tienen las herramientas de valoración de inmuebles? Para mí son muy importantes para entender el mercado y ayudan mucho. También ayudan mucho a que los vendedores entiendan lo que vale realmente su vivienda, sin ese componente emocional. ¿Como ves el futuro inmobiliario en España de cara a la agencia? Divertido e inestable. Según mi opinión el sector inmobiliario está llegando a una disrupción, es decir, esta disrupción va a arrasar a muchas agencias. Hay que evitar el egocentrismo corporativo de las grandes, no por ser muy grandes serán invencibles. El ejemplo de Blockbuster, era de gran potencial pero llegó una pequeña empresa llamada Netflix y se posicionó muy por encima, Blockbuster desapareció. Esto es positivo, nos tenemos que poner las pilas, todo dependerá de lo que empecemos a hacer hoy. Debemos adaptar nuestro modelo de negocio, replantear la digitalización de nuestra empresa inmobiliaria. Empresas que aun no han nacido van a derribar a las empresas tradicionales que no han sido capaces de adaptarse.

El año pasado cerró con más de 100.000 operaciones de compraventa inmobiliaria en España por parte de clientes extranjeros. Una cifra récord y que supone un 11% más que el año anterior. Las previsiones son que se superen en este 2018. Es lo que indica el último informe Market View de tendencias del mercado inmobiliario elaborado por Solvia publicado recientemente. Siete años consecutivos de crecimiento En concreto el 2017 registró un total de 102.678 transacciones, repartidas prácticamente a partes iguales entre clientes extranjeros residentes y no residentes. Se consolida así una tendencia al alzaque ha permitido doblar el número de compraventas desde 2012, y superar con mucho el volumen de operaciones que se registraban antes de la crisis. La previsión del informe, además, es que se superen las 110.000 transacciones con clientes extranjeros durante este 2018, lo que supondría una nueva subida del 9%. Tras algunas subidas interanuales de más del 20%, el informe indica que “la tasa de crecimiento tiende a moderarse”. Los británicos siguen en cabeza A pesar de los augurios que hacía temer el Brexit, los compradores británicos siguen liderando las compraventas realizadas clientes extranjeros en nuestro país, con un 15,6% del total. Supone, eso sí, una reducción de casi 4 puntos respecto al año anterior, pero siguen muy por delante del resto de nacionalidades. Les siguen los provenientes de Francia (8,2%), Alemania (7,8%), Suecia (7,1%), Bélgica (6,8%) e Italia (5,2%). Alemanes y suecos gastan más El precio medio de los inmuebles adquiridos por clientes extranjeros en 2017 es de 1.668 €/m2. Alemanes y suecos se destacan de estas cifras, con una media por encima de los 2.000 euros por metro cuadrado. Belgas y franceses son quienes buscan viviendas más baratas, por debajo de los 1.660 €/m2. La costa mediterránea, la más demandada En términos geográficos, las compras de inmuebles por parte de extranjeros se concentran en la Comunidad Valenciana, donde se registraron el 27% de las operaciones de todo el país. Le siguen Andalucía, con el 18%, y Cataluña, con el 16%. Las compras por parte de extranjeros se hacen notar también en Canarias, Baleares y Comunidad de Madrid, mientras que en el resto de la península son muy minoritarias.
